provisional bookings will be held for 24 hours and will be confirmed by email after payment of the 1st nights stay has been received as deposit.

Deposits are non returnable if the booking is cancelled within 1 week of arrival, however this can be carried over to an alternative reservation if required. We will charge 10% of the amount paid to cover our administration costs. 

If a booking is canceled within 24 hours of arrival we reserve the right to charge the full amount owed.

Please note should you leave before the end of your booking we reserve the right to charge 75% of the outstanding reservation. In the event of the room being re-let this amount will be refunded. This is in accordance with the terms and conditions approved by the Cornish Tourist Board.

Sorry, we are unable to allow pets.

No smoking permitted throughout the building. Guests will be asked to leave if caught smoking in the guest house.It is against the Law to smoke in our establishment. Breach of this requirement will incur full cleaning costs of hard and soft furnishings in guest rooms. Smoking area outside in the garden.

Guests are requested to report all damages to fixtures and fittings to ensure repairs/replacement procedures are implemented immediately and to safeguard the property and the ongoing comfort of everyone. Guests will be liable for all breakages and/or damages caused during the period of stay howsoever caused. The owners reserve the right to claim full repair/replacement costs where it is considered that damage/breakage was caused through negligence.

Guests are strongly advised to take out personal travel/holiday insurance.

Rooms are made available from 3pm and checkout on day of departure is by 10am.

please note we operate a minimum 2 night stay during peak periods including Easter, July, August and all bank holiday's etc...
